Some states have no licensing requirements for property managers

Lisa explained that some states require a property manager to have a real estate license, but our state was not one of them

My friend Lisa runs her own property management company, and she is super successful at it. She has been in property management for over 10 years now. A couple years ago, I lost my job in the healthcare field because I was hesitant in getting vaccinated. Losing my job was a life altering scenario for me. During that time, Lisa was in need of a property manager and offered the job to me. I explained to her that I had no experience in property management, but she insisted that I would be fine in the role. She explained that I needed to learn the tenant and landlord laws for the state that we live in. In addition, I would be in charge of collecting monthly rent and making sure that all maintenance issues were resolved. Moreover, I would be responsible for securing the leases as well as managing the budget and expenses for the property. Although that seemed easy enough, I was concerned that I didn’t have a real estate license. When I voiced my concerns to her, I was shocked when she told me that no license was needed to become a property manager in our state. All that was required was a high school diploma as well as some experience with property management. Lisa explained that some states require a property manager to have a real estate license, but our state was not one of them. Well needless to say, I accepted the position as a property manager, and I have been doing it ever since. And the best part is, I enjoy it more than my former job in the healthcare industry.

A Spring inspection can identify roofing damage

I live in a semi-tropical state which means I experience more than the average rainfall as well as storms each year.

The rainy season usually begins in May and can last all the way into November.

During this time, we will see thunder and lightning storms, heavy downpours, hail, damaging winds, and more. With all the storms that we experience, I am always thinking about roofing damages because my roof is being exposed to all these elements. So, every year during the Spring, I check my roof to identify any damages before the stormy season begins. For my Spring checklist, I typically start with cleaning out the gutter. During the Winter months, leaves and debris can gather inside the gutter which should be cleaned out to avoid any water leaks. Another task on my list includes checking the shingles to see if any are loose, cracked or curled up. If there is any indication of roofing damage, it should be taken care of immediately by a professional roofing company. Other tasks might include trimming the trees or loose branches that are too close to the house or inspecting the attic for any water leaks or mold. It is so important to perform these easy checks each Spring because it can be used to identify roofing damage. And the earlier a homeowner spots these roofing damages, the less headaches they will have in the long run. And best of all, the roofing check doesn’t take a lot of time. The inspection can be done on those days when a homeowner begins to beautify their garden for the gorgeous Spring season.

I’m pretty happy working as an HVAC technician

I’m pretty happy working as an HVAC technician, even though I don’t have a lot of money in the bank. Of course, I make pretty good money right now at the HVAC company where I work. It’s not like I am hurting for money and I’m able to pay all my bills and even save a lot of money sometimes, but I’m not rich. Of course, I am not the richest guy around, and I never pretend to be. I make a pretty good living, but I am not at the top of the food chain, so to speak. A lot of people that I know make a lot more money than me, but not many people are happier than I am. I think that it is really important to enjoy your job, and I actually enjoy working on heating and cooling systems. I never dread going into work, and I think that is worth more than all of the money in the world! I have a really good friend who is an investment banker and he loathes his job. He dreads going to work everyday, but he has a really fancy car and a fancy house. However, I just don’t think that he is all that happy. I think that he would rather be going to a job that he actually likes than going to one that he hates even though he makes a lot of money. I guess it really just depends on where your priorities are. My priorities are definitely with being happy with my life, not with having lots of money!

There were HVAC workers on the roof of the building

There were HVAC workers up on the roof of the building whenever I got to work this morning. I work up on the top floor of the building, so when I pulled into the parking lot this morning and I saw the big commercial HVAC truck in the parking lot, I knew that I was in trouble. It’s not that I don’t like having good indoor air quality in the building, because of course I do. We just seem to have a lot of trouble with the heating and cooling system inside of our office, and it seems like my coworkers on the top floor and I are the ones who have to suffer because of it. I mean most of the time during the summer, the top floor is the hottest part of the entire building. It’s like the air conditioning system just can’t keep up. I know that heat rises, and that seems to be the case all year long in our building. Not only is it hot up there during the summer, but it’s also sweltering on the top floor during the winter. I actually have one of those little personal cooling devices on my desk so that I can turn it on during the week whenever I need it at work. Anyway, since the commercial HVAC company was there to work on the heating and cooling system, I knew that we were going to have a long, loud day. That’s because the A/C system for the building is located up on the roof, which is right above our heads on the top floor. All day long, I could hear clanging and banging from the roof!
