The mold turned out to be worse than I thought

I was planning to rent that unit that next month, but I had to change my plans when I found out about the problems with the heating and AC unit

I was performing some routine maintenance on the HVAC unit in one of the house rentals that I manage. I knew I could save a couple of bucks by performing the routine service on my own. While I was cleaning the AC and condenser, I noticed a small amount of mold inside of the machine. I wasn’t concerned with the amount of mold until I started taking the rest of the machine apart. I knew that I had to contact a professional. I called a contractor that I know and trust. He came to the rental property to look at the AC unit. He confirmed what I already suspected. The AC unit was filled with mold. The mold extended through the house and there was mold inside of the wall behind the area where the heat pump and AC unit were located. The problem with the mold was way worse than I expected and the damages were quite severe. Insurance would only pay for damages to the wall and I had to fork out five grand for a new heat pump and ac. There was absolutely no way to safely salvage the system after it had been riddled with mold for so long. I was planning to rent that unit that next month, but I had to change my plans when I found out about the problems with the heating and AC unit. Those issues had to be addressed and fixed before I could let anyone move to the property. That month was another loss of $1650 bucks that I couldn’t replace.
